Make sure your home is uncluttered and dare I say it, Depersonalized. 

Your home is your home, and some of us live busy lives. It can be difficult to keep it clean and clutter free on a daily basis.. but it can be worth it to put in the extra time. Like I talked about in the introduction, you want potential buyers to walk into the home and be able to picture themselves living there. Removing personal items such as; pictures, extra toys if you have children, yesterday’s.. or last week’s mail that is sitting on the counter in the kitchen can really help your home present well. Removing these items can also help for better picture quality which may be shown on the MLS and in advertising for the time your home is listed.

Get rid of odors

Keeping your home clean and tidy can help to eliminate some causes of odors such as; dirty dishes in the sink, trash in the can still, bathrooms.. etc. If you are a smoker, avoid smoking inside or leaving around ash trays. It is a good idea to add a nice scent to your home, like a sweet smelling seasonal candle, or oil diffuser. You don’t want to over do it, some buyers could have a sensitivity to strong scents.



 Think about Home-staging

I know, sounds like a term you may only hear on HGTV… but it is important to keep in mind when you are selling your home. Say you are a bachelor living on your own and have 4 recliners in your living room, because that is all you need, but your house has 3 bedrooms, 2 bathrooms, large kitchen, living and dining room could be appealing to a family. You want that family to also see themselves living in your home, so you might consider adding a couch so there will appear to be a broader range of sitting options. It is best to make an effort to make an effort to appeal to multiple groups to make your chances greater of recieving an offer.



Open your blinds and let the light in!

It is understandable that some people like to have privacy, and prefer to keep the blinds closed to prevent neighbors or passer-byes from peering into windows.. but your home will present better when it is light and bright. Natural light is best, if you don’t have much then it is also a great idea to add some light with table or floor lamps.



You want to keep your home neutral.. including paint colors

We have a trend going on here… have you noticed? Keeping things neutral allows you to appeal to the largest amount of buyers. Having a bright pink accent wall in your living room may appeal to smaller number of people than having neutral beige, cream, white, or light gray colors through out. Light colors can also present a feeling of light, space, and airiness.



Be flexible with when your home may be shown

After all, no one wants to make such a large purchase with the “site unseen”. If your home is being shown to prospective buyers than you are more likely to receive an offer than if you didn’t allow anyone to see it. Being flexible or even allowing your agent to put hang a lockbox on the front door would allow your home to be shown even if you are not there.
